Eligibility Criteria on How to apply for Pradhan Mantri Awas Yojana

Age

Beneficiary’s maximum age should be 70 years.

Income Criteria

  • Economically Weaker Section (EWS): Annual household income up to ₹3 lakh. However, for the Mumbai Metropolitan Region (MMR), the income limit for EWS has been increased from ₹3 lakh to ₹6 lakh which will help more citizens in this region to qualify for the scheme.
  • Lower Income Group (LIG): Annual household income between ₹3 lakh and ₹6 lakh.
  • Middle Income Group I (MIG-I): Annual household income between ₹6 lakh and ₹12 lakh.
  • Middle Income Group II (MIG-II): Annual household income between ₹12 lakh and ₹18 lakh.

Property Ownership

The applicant or any family member should not own a pucca house (an all-weather dwelling unit) anywhere in India.

Subsidy and Loan Details

  • EWS and LIG: Eligible for an interest subsidy of 6.5% on a loan amount up to ₹6 lakh for a tenure of 20 years. The maximum subsidy amount is ₹2.67 lakh.
  • MIG-I: Eligible for an interest subsidy of 4% on a loan amount up to ₹9 lakh for a tenure of 20 years. The maximum subsidy amount is ₹2.35 lakh.
  • MIG-II: Eligible for an interest subsidy of 3% on a loan amount up to ₹12 lakh for a tenure of 20 years. The maximum subsidy amount is ₹2.30 lakh.

Other Criteria

  • The beneficiary family should not have availed of central assistance under any housing scheme from the Government of India or State government.
  • The property must be co-owned by a female member of the family for new possessions.
  • The applicant must have an Aadhaar card.

  • NOC from the housing society

Other Documents

  • Affidavit-cum-Undertaking stating that the construction is in an authorized area and as per sanctioned plan/building bye-laws
  • Affidavit from the beneficiary that neither he/she nor any family member owns a pucca house
  • Marriage certificate, death certificate, birth certificate, school leaving certificate for age proof
  • Swachh Bharat Mission registration number
  • MGNREGA job card number
  • Bank passbook
  • Mobile number

Specific Documents for Different Categories

For EWS/LIG Categories

  • Income certificate (if income is below the taxable limit)
  • Proof of category (SC/ST/OBC/Minority)

For MIG Categories

  • Income proof as per the specified limits for MIG-I and MIG-II categories

New Additions and Updates

  • Extended Deadline: The deadline for the PMAY-U scheme has been extended until 31st December 2024.
  • Special Provisions: Special treatment for women, widows, transgenders, the disabled, and older residents, including ground-level housing for senior applicants.
  • Additional Documents for Self-Employed:
    • A brief note on the nature of business/activity
    • Self-drawn attested financial statement
    • Valuation certificate from an approved valuer
    • Approved plan of construction
    • Architect/engineer certificate confirming the cost of construction/repairs/improvements/extensions
    • Agreement for construction with builder/developer

Application Process

Steps to Apply for PMAY Online

  1. Visit the Official Website: Go to the official PMAY website.
  2. Citizen Assessment: On the main page, click on the ‘Citizen Assessment’ option and select ‘Apply Online’ from the drop-down menu. You will see four options. Select the one that is applicable to you, such as ‘In Situ Slum Redevelopment (ISSR)’, ‘Benefit Under Other 3 Components’, etc.
  3. Aadhaar Verification: Enter your Aadhaar number and name. Click on ‘Check’ to verify your Aadhaar details. This step is mandatory as Aadhaar is required for the application.
  4. Fill in the Application Form: A detailed form (Format A) will appear. Fill in all the required details, including personal information, income details, and current residential address. Ensure all information is accurate and complete.
  5. Captcha and Submission: After filling in all the details, enter the captcha code and click on the ‘Submit’ button. Your PMAY online application is now complete.

Application Verification

After submission, the application will undergo verification by the concerned authorities. This includes document verification, field verification, income verification, and possibly a criminal background check.

Tracking Application Status

You can check the status of your PMAY application online through the official PMAY website using your application reference number. Select the ‘Citizen Assessment’ option and then ‘Track Your Assessment Status’.

Subsidy Release

The PMAY subsidy is released by the Central Nodal Agencies (CNAs) based on the disbursements made by primary lending institutes (PLIs) to the beneficiaries. The subsidy is credited upfront to the borrower’s loan account, reducing the principal loan amount.

Offline Application

Applicants can also fill the PMAY form offline at state-run Common Service Centres (CSCs) or banks listed under the PMAY. A nominal fee of ₹25 plus GST is charged for the registration form.
